The Energy Performance Certificate (EPC): a direct impact on your purchasing power

With soaring energy prices, a home's energy rating is no longer a negligible factor. Often referred to as "energy sieves," properties rated F or G can become veritable financial drains, as their high energy consumption places a heavy burden on household budgets. Consequently, some banks are increasingly reluctant to finance these purchases unless energy renovation work is planned.

Conversely, energy-efficient homes, rated A or B, are attracting increasing interest from both buyers and banks. The latter are readily offering attractive terms, even supplementary zero-interest loans, to encourage the purchase of eco-friendly properties.

Investing in rental property: beware of new regulations

To encourage energy-efficient renovations, numerous subsidies are available in 2025: the MaPrimeRénov' scheme, energy savings certificates (CEE), and grants from local authorities. These schemes can cover up to 100% of the costs for low-income households and up to 50% for higher-income households. Even better, an additional bonus of 10% is granted if the work results in achieving at least a D rating on the Energy Performance Certificate (EPC).
